PROJECT DESCRIPTION
Spanning over 9.6 acres, the project occupies a prime location in Gulberg Greens. The premier development includes a 250-key 5-Star hotel, serviced apartments, luxury retail showrooms with direct street access, upscale offices and exclusive residential apartments and townhouses. The development is to be supported with multiple levels of basement and podium car parks and high-quality indoor and outdoor amenities. The gross area of the project is approximately 3.3 million sft.
Gulberg Greens (GG) is located about 20 minutes from the existing CBD of Islamabad. The housing estate spread over 2,313 acres is still in an expansion mode and is considered one of the most prominent real estate endeavours in the Capital city, in recent years. Promag was invited to create a project which would not only be a viable commercial undertaking in itself, but would also uplift the entire valuation of GG’s real estate and create an alternate new business district for the city. Promag, in association with its Group Affiliate firms, undertook the conception, planning and viability assessment of such a project. A prime branded hospitality based mixed-use project was selected for this greenfield site. Key activities during the Development Advisory phase of the project included:
- Study of possible product mixes within the available bye-laws for the property.
- Evolution of the optimum product mix.
- Development of conceptual schemes including the hospitality component.
- Shortlisting and eventual selection of a hospitality brand.
- Preparation of a schema based on JW Marriott standards for the hospitality component.
- Preparation of basic specifications and standards for the scheme.
- Project costing, cash flow preparation and viability assessment.
- Evaluation of alternate options to undertake the implementation of the project including through a REIT structure.
- Presentations and discussions with Marriott Intl teams to solicit the JW Marriott franchise for the project.
- Participation in the conclusion of JWM franchise agreement with GG.
- Preparation of TOR’s for engagement of specialist consultants and negotiations on behalf of the client.
