PROJECT DESCRIPTION
Responsibilities as Development Advisor:
- Planning an inclusive product mix catering to a full socio-economic spectrum: from affordable plots to luxury housing (including a signature golf course precinct).
- Conducting location assessments, financial viability studies, and formulating development strategies.
- Recommending planning densities, development charge regimes, and cash flow-linked inventory release schedules.
- Structuring staged habitation and early livability strategies through selective development of destination precincts (golf course, gated villa community, etc.).
- Providing advisory on PPP frameworks, welfare components, and institutional capacity building for DHA.
Responsibilities as Project Manager:
Complete multidisciplinary design coordination, including:

- Architectural design
- Engineering design (roads, water, sewerage, stormwater, power, etc.)
Managing a staged construction strategy:
- Implementation synchronised with sales revenues
- Phased execution to minimise capital risk and improve project agility
- Supervising multiple simultaneous infrastructure contracts:
- Required due to non-contiguous land parcels and evolving land acquisition
- Ensuring design and implementation integration across disjointed plots
Overseeing:
- Construction scheduling, contract documentation, specifications, and QA/QC standards
- Contractor performance, claims management, and project documentation
Key Challenges Addressed
- Planning and managing a non-contiguous land parcel while maintaining continuity of master plan.
- Designing infrastructure within flat, agricultural terrain while maintaining gravity-based utility systems.
